Buying a home is the largest purchase most of us will ever make. The good news is that buying in India today is far more transparent than it once was, thanks in large part to RERA. This guide walks you through the journey one step at a time.
Step 1: Work out your real budget
Start with what you can genuinely afford, not just the price on the brochure. Your budget should cover the down payment, registration, stamp duty and interiors, plus the home loan EMI, which should sit comfortably within your income. As a rule of thumb, keep the EMI below 40% of take-home pay.
Step 2: Choose the location on facts
Shortlist localities where your daily life happens: work, school, family and healthcare. Check current and upcoming infrastructure, commute times and how the area is likely to grow. Our guide to why Charholi is next hotspot explains one fast-growing east Pune option.
Step 3: Verify the developer and RERA
Every new residential project in Maharashtra must be RERA-registered. Ask for the MahaRERA project number and verify it on the official portal — it shows project status, approvals and record. For Pride World City, that number is P52100078307.
Step 4: Understand the home loan basics
Get pre-approved so you know your borrowing capacity before you negotiate. Compare rates, processing fees and tenure across lenders, and watch for hidden charges. Keep your identity, income proof and bank statements ready.
Step 5: Read the agreement before you sign
Go through the sale agreement and allotment letter carefully. Check possession timelines, penalty clauses, maintenance charges and what is included in the price. Have legal documents reviewed by a professional — this is not the place to save a fee.
Step 6: Plan for possession and beyond
Factor in the time between booking and possession and the costs at handover — GST, registration, stamp duty and interiors. Confirm the property is delivered with its occupancy certificate in place. A ready, OC-approved township removes most of the uncertainty buyers fear.
